[ 摘要 ]
台人口老化速度愈愈快,近年,多企、集投入老人社的,在外老人住宅行之多年,各政策、法令及模式也非常成熟。反,老人住宅萌芽起步,於移植外型非一定合者,使得大部份者以自己的知或照其他者型而跟在後,缺乏一套估、分析模式的方法。每家者在源基、核心力及劣等因素上的不同,有不同的策略定位生,在目前老人退休社起段,者更要慎面跨入的定位。因此,本研究是老人退休社影模式的因素何?
本研究透、外部境分析,以10 家老人社者,期望中解每家者的策略及定位,出一完整的式以提供相者或是企、集在投入,作策略型之重要考源。下列本次研究各面所出的命。
命A「金源」的多寡、「民情」「特值」的不同、「口碑品牌」好及有的「核心力」,皆影者於模式的。
命B「生命期」、「境」化、「分析」、「消者」行及「者」,皆影者於模式的。
命C「模式」策略、「模大小」定位、「策略盟」方式及「市隔」等策略,皆影者於模式的。
命D企或集的投著大量金大量人才,加上本身有的核心力及源,透早已建立的口碑、品牌知名度入市,者以大型社式主要模式。
命E有建或光相域的者,因有社管理及店管理know-how的。透核心力整合及本相合。者以店旅式主要模式。
命F在金源有限,模小,且定位在域性的者,以自理式主要模式。
命G有充足的金源,且能配合性照需求,能在不同段、不同下提供高者不同的需求服相源,者以CCRCs主要模式。
[ 英文摘要 ]
The speed of aging of population in Taiwan has become more rapid than before. About this issue, many business groups had continually put in operation of the Continuing-Care Retirement Communities(CCRCs) for many years in abroad.
Contrary to Taiwan, the CCRCs are just at the initial stage and lack a better business model to be followed. In view of it, based on the views of resource-based and strategy positioning, this research question of the study is to find what are the determinants of business model for the CCRCs in Taiwan? In order to answer above question, this study adopts field study approach to proceed depth interview from 10 CCRCs in Taiwan. The following propositions were proposed by multi-cases analysis process.
Proposition AThe determinants, such as capital source, custom of society, unique value of business, public praise, and core competency, will effect on the choice of business odel for CCRCs.
Proposition BThe determinants, such as industrial life cycle, the changing of macro environment, the tendency of consumer behavior, and competitor situation, will also effect on the choice of business model for CCRCs.
Proposition CThe determinants, such as the strategy of operation model, the positioning of organization scale, the pattern of strategy alliance, and market segmentation, will also effect on the choice of business model for CCRCs.
Proposition DIf the enterprise or group's investment are with massive funds, talented people, core competency, the resources, the penetration of public praise, then they will be able to take the large-scale community pattern as the main business model for CCRCs.
Proposition E If the enterprise holds the knowledge of construction or sightsee and integrates core competency with professional knowledge, then they will be able to take the hotel pattern as the main business model for CCRCs.
Proposition F In capital source is limited, the scale is smaller, and the positioning is local, the business model of CCRCs may take self-managerial pattern to operate.
Proposition GTo own the capital source adequately and also suit with the continuity care demand, taking CCRCs business model can offer different services and demands for elder.
